WALTON International Group, a Canada-based real estate investment company, is calling on Malaysian retail investors to invest in pre-development land in Jackson County, Georgia in the US.

Its senior vice president for marketing and training in Asia, Wyman Chan, said there are 161ha for investment, divided into 1,800 units or plots and the minimum investment for each is US$10,000 (RM33,200).

“We have sold 100 units worth more than US$1 million (RM3.32 million) since late April, when we launched the project in Asia. Up to 30 per cent of the investors are Malaysians. We are bullish to sell the remaining units by July this year,” Chan told Business Times.

The project is called First Residential and it is about 89km northeast of downtown Atlanta.
Chan said Walton will launch one project a month. These will include investments to be made in pre-development land in Arizona, Texas and Atlanta.

“These areas, if compared with the rest of America, are more affordable to live in. There is economic and population growth and calls for developers to build more houses and commercial properties.

“Investors can expect an average of 28.98 per cent returns on their investments. We are confident to sell the land to developers,” Chan said.

Walton has more than 20,000ha in its portfolio and assets under management worth C$2.8 billion (RM8.79 billion).

The company has syndicated C$2.5 billion (RM7.85 billion) in projects to date. It has 31 fully and 5 partially exited investment land holdings, which has resulted in over C$567.7 million (RM1.7 billion) distributed to clients.

Founded in 1979, Walton offers selected land investment opportunities and manages real estate holdings from the raw agricultural stage into residential, industrial or commercially rezoned property.

The value of the land increases dramatically due to the change in use from agricultural to functional serviced property.

The merits of the investment are based on how the value of the land increases.
