SPK plans more high-end homes

SPK Homes will be undertaking more upmarket lifestyle projects in the Klang Valley and other growth markets, including Penang and Johor, to build up its market presence.

As part of the company’s product differentiation exercise, it is moving into lifestyle community projects that feature more spaciously built residences within a resort environment.

“We do not want to build just barrack-style homes but have set out to be creative in our product designs to incorporate more unique features and layout plans,” SPK Homes head Steven Lim told StarBiz.

The 500-acre Cahaya SPK project in Shah Alam will feature residences with spacious built-up areas – from 2,300 sq ft for the superlink homes, more than 2,600 sq ft for the link semi-detached homes and above 2,800 sq ft for the semi-detached homes.

“Instead of building linear roads in our developments, the projects by SPK Homes will feature ring roads. We also believe in maintaining the natural terrain of the land to create a resort feel.

“Our signature SPK Homes project, Cahaya SPK, is now underway in Section U9, Shah Alam, where buyers can look forward to unwind at their own sanctuaries after a hard day’s work,” Lim said.

He said the company would make use of the lush tropical surroundings to encourage greater outdoor activities and promote healthy living among the residents.

“To promote a healthy lifestyle for the residents, we will provide a wide range of amenities, including jogging trails, playgrounds, basketball and badminton courts, as well as a well-equipped clubhouse with fitness facilities at Cahaya SPK,” he said.

“The entire Cahaya SPK has been designed with great care for the welfare of the residents to promote community living.

“The clubhouse, complete with an Olympic-length swimming pool, has been completed and the first phase of the project is on track for completion in mid-2009.”

Some 15% of the land will be reserved for landscaping and recreational facilities with over 78 acres of natural parkland, rich foliage and water canals throughout the development.

Cahaya SPK will comprise more than 4,000 residential and commercial properties worth a total gross development value of RM1.2bil.

An exclusive resort residential-cum-commercial development, Cahaya SPK is a low-density project with an average eight units per acre.

Construction work will start in November and the project will take 12 years to complete.

The project will comprise 791 superlink double-storey homes, 196 link semi-detached and 146 semi-detached homes, 260 bungalows, 80 bungalow lots, 18 link bungalows, and 2,443 apartments and condominiums.

The commercial component will feature serviced apartments, a clubhouse and shop lots.

Precinct one, which was soft launched earlier, offers 80 bungalow lots measuring 7,685 to 37,760 sq ft. They were priced at RM32 to RM42 per sq ft, and now the prices range from RM44 to RM50 per sq ft.

So far, 56 bungalow lots have been sold for a total sales value of RM30.8mil.

The second precinct comprises 142 superlink homes with a built-up area of 2,325 sq ft. Since its launch in June, more than 90% of the houses that are priced from RM351,000 have been taken up.

The latest launch comprises Park Link Villas @ Precinct 3 featuring 92 units of two-storey link semi-detached, semi-detached and link bungalows.

The link semi-detached units with built-up of 2,667 sq ft are priced from RM520,000 while the 2,969 sq ft semi-detached units are from RM648,000.

Lim said there would be 12 acres of commercial development in Cahaya SPK, comprising shop offices and office towers, planned for launch in the next two to three years.

Meanwhile, SPK’s corporate headquarters, to be built on four acres in Cahaya SPK, will begin construction soon for completion in 2009.

Located within the established neighbourhoods of Bukit Jelutong, Sunway Kayangan and Kayangan Heights, Cahaya SPK is linked to major highways including the Federal Highway, North Klang Valley Expressway and the proposed Penchala Link Extension.
