Response still good for Denai Alam

SHAH ALAM: Guthrie Property Development Holding Bhd’s (Guthrie Properties) Denai Alam development has been generating strong buying interest since the launch of its first phase in May 2005.

The kampung-style development in Section U16 in Shah Alam sits on a 1,000-acre freehold development and has a gross development value of RM1.98bil.

It offers about 6,630 houses while about 10% of the project would be for commercial development, marketing and sales general manager Mohd Johan Shadzli Mohd Daud said.

“When we launched the first two phases of Denai Alam, we received very good response although we had nothing for buyers to see then. People loved the kampung concept. We wanted to fuse old world charm with a modern neighbourhood,” he added.

The first phase comprising 86 two-storey terrace houses with lot sizes of 20ft x 65ft and 20ft x 70ft have been sold out.

The Denai Alam project has a low density of eight units per acre.

All the units in the second phase comprising 192 units of double-storey terrace houses with 22ft x 80ft lot sizes were also fully taken up after launch.

The company has launched 640 double-storey terrace houses, with the construction of 178 units scheduled for completion next month.

Johan said Denai Alam had a low density of only eight units per acre compared with the industry average of 12 units per acre.

“Another unique feature is the 5km Denai footpath that will encircle the project’s periphery and promote greater community interaction,” he said, adding that the footpath was designed around the houses to create the kampung-style walkway for pedestrians.

According to Johan, the Denai concept, which could be seen in all of Guthrie’s community developments, is unique to the company. “It is the first of its kind in the country, earning Guthrie Properties the Planning Innovation Award in 2003 from the Malaysian Institute of Planners,” he added.

Apart from the Denai, other facilities to be developed will be schools, children’s playgrounds, parkland, jogging and cycling paths, surau as well as a multi-purpose hall.

Denai Alam is accessible via the Guthrie Corridor Expressway (GCE), which links the township to the North-South Highway and the North Klang Valley Expressway as well gives it direct access to the Shah Alam-Kuang-Rawang corridor.

Johan said the township, which also features a lake and a fountain and was clearly visible from the GCE, looked set to be a new landmark in Shah Alam.
